Terms and Conditions

The Terms

All terms are per week (Thursday to Thursday*) for the property as equipped and described with some exceptions. Take-over time is no sooner than 4.00 p.m.* Thursday and you must leave the property by 10.00 a.m. * the Thursday of departure. Even though we give the house a thorough clean, the property should be left in a clean and tidy condition. (There will be a surcharge of £50 if the house is left too untidy).

Bed linen is provided but cot bedding and all your towels have to be provided by you.

You are responsible for any loss or damage sustained during your stay. Please write any loss or damaged equipment in the Damage Book - these will be deducted from your deposit. You are responsible for your own personal insurance for accidents, luggage and personal property, medical and car whilst in the property. Full cover can be organized if required. The property carries Personal Liability Insurance for any risk that is the fault of the owners.

You cannot book for any more than 6 people and a child under 3 years old. This is a 'Self Catering' cottage - there is no food (except a welcome pack). Cleaning materials and some toiletries are provided.


To Book Your Holiday

The Party leader or organizer must be over 18. Phone for availability, fill in the booking form fully and return to us within 14 days after reserving the dates (any later and the booking will be void). Enclose with the booking form and your booking deposit.


Booking Deposit

(from which all damages will be taken) will be £10 per night (i.e. £140 for 2 weeks or 14 nights). Confirmation of your booking will be sent by return. The confirmation will show the full amount payable and the date by which it should be paid (4 weeks before the start of your holiday*), failure of payment by the date will forfeit your booking and your booking deposit.

The Booking deposit is in addition to the rent and is returned after your holiday when you return the key (if applicable), less any damages or losses or cleaning surcharge.

Cancellation

Should you need to cancel after confirmation of booking, you will forfeit the deposit. If you cancel 4 weeks before your holiday begins you forfeit the full amount, less the booking deposit. If, however, you cancel 6 months before the holiday begins, you will get a full refund of your booking deposit. You can insure against cancellation and we would recommend that you do so. We can help with any details on request.


Dogs

If you are bringing a pet, please specify on the booking form. Dogs must be well behaved. They must have their own bed or basket and are not permitted on the furniture or bedding. All messes must be gathered up from the garden (preferably daily) and put into the pedalbin provided. Puppies must be thoroughly controlled and not allowed to foul the inside of the house or chew house property.
